USAS ensures prompt response to tenant needs in our managed properties by continuing to support our team. Our clients have a single day-to-day point of contact for all property management, reporting, life safety and emergency planning, project management and engineering related issues. We oversee the daily management and operations of the properties and will provide budgeting, tenant relations and vendor service management. Each manager is supported by an Assistant Property Manager.

USAS outsources all local, regional and national engineering services to Blackfin, LLC. John Pauley leads this group and has experience in technical development in operation of mechanical systems. John will ensure the property maintenance is performed professionally. John supervises a team of 50 technicians including service technicians, building engineers and HVAC technicians.

Executive oversight is provided by Mike Lanning, CPM® Senior Managing Principal for USAS. Mike's role is to understand the ownership’s investment objectives and interact with the preparation of business planning consistent with the owner’s investment strategy. Mike will work with the management professionals assigned to the buildings in the search for new strategies to increase overall value of the assets.
